KING Bed at Brand New Orange St Boutique Hotel 2

Excellent place to stay! Positive: Excellent place to stay! Five10 Orange Street is just a short walk from all the historic downtown attractions. The room was clean and comfortable and the building has been lovingly restored. The owner was very communicative from the time we booked our stay until our checkout day. We will definitely stay here again for our next trip to Hot Springs!

Would NOT recommend Positive: It was adequately clean. Negative: The bathroom had little privacy because they used a sliding barn door. The door would stay open or on the rails. It kept falling off. Terrible ventilation and couldn't open the bathroom window because there was no screen to block any bugs from getting in. One lamp in the room that had very little light. Overhead lights had to be on, which meant no relaxing. The key to the place was in a lockbox on the main door right in front of our room. Every person staying had to use the same key. At one point the key was gone so we had to.use a second entrance with a lock pad. The handle was broken and made it hard to open. We did not feel safe at all in the property. The second night we could hear someone trying to get into the place and jiggling the key box to get it off. This was scary. We could not sleep despite the rules aboit being quiet from.10pm to 8am. We could hear everything in the rooms around us...Kids, tvs, talking. The chest of drawers provided in the room was so wobbly it almost fell apart. The shower wasn't properly built. The floor did not grade down to the drain so there was a ton of pooling water. The towels were so thin and very small. They claim to have a kitchenette....but it's a coffee maker, mini fridge,and microwave. We could see the plywood flooring in.cracks on the floor. They used the sticky carpet squares and it wasn't comfortable to walk on. There was also a thumping in the wall that started around 2am and lasted 30 minutes. I contacted the company after the first night and was told they owners. I asked for a response and received nothing. It has now been a week and a half after my stay. It was a miserable place to stay. I would not ever suggest this place.

Unique clean place but no staff on site. Positive: The location was really convenient for downtown and the hotel had a good unique personality. Negative: The check in was done with no contact with staff and it was a little confusing on what door to use to get in. The parking was basically street parking but easy to find. The walls were a bit thin between rooms.

Looks nice, feels bad! Positive: I did appreciate the comfortable bed, which made my first night restful. The bathroom was impressively spacious, offering plenty of room to move around. The location was also convenient for exploring Hot Springs. Easy, free street parking (not a season). Negative: The absence of a hairdryer forced me to spend an hour drying my hair with towels, throwing off my evening routine after a long day in Hot Springs. A malfunctioning AC blowing cold air, loud snoring through thin walls keeping me awake past 2 a.m., and painfully slow internet all evening at 3–4 Mbps disrupted my sleep and critical travel tasks, forcing me to overhaul my itinerary. Worst of all, when I shared these concerns at the manager’s request, they ignored me with a generic reply, showing complete disregard for my experience.
